Say our real estate marketing business really starts to blow up. We make a few new hires and start to divide Manhattan up into regions, with each new employee responsible for a new section. Each one is responsible for marketing within their region. We can easily carve out an “excluded” area within any local awareness region to, for example, exclude a particular zip code that we’re not responsible for from our ad’s targeting. That lets us save money by not targeting customers that we don’t really want to be attracting:
By looking at them from a customer’s point of view, you are looking at their major strengths and flaws. In other words, you are doing the first part of the SWOT analysis. You think like a customer would. Why would a customer go for their services? Is it because they do things differently or their quality is top notch? Either way these things are like strengths for the competitors. You put yourself in the customer’s shoes and wonder why you would go for them instead of coming to your own company.
That’s right. Unfortunately, all those slight tweaks to your ad copy and bidding strategies actually do very little in terms of turning leads into customers. Next up, it’s time to analyze your competition by doing some competitor research. If you want to do a complete competitive analysis, you’ll need to do a deep dive into the background, location, products or services, marketing, sales, and personnel for each competitor you identified. (You can also break out one of these areas and do a real deep dive into it.)
2. Define how will you measure success. This is probably one of the most important questions to answer before you begin any campaign. As a consultant, this is one of the first questions I ask a potential client. The answer as you might expect is page one ranking. If your objective is branding only, then this is fine, however, if like most organizations yours is a conversion strategy, then I would caution you to not be so short-sighted. Your objective should be how many conversions you want to achieve for each keyword. Top ranking will help you with visibility, which is a good thing, but if you bring in traffic from that keyword and those visitors do not engage and convert, then why bother? You must set your sights on keywords that convert.
It’s important to classify your keywords. You should distinguish your most important high level keywords, the ones that have sufficient traffic for your business and connect the best to your business. These are usually more “head” than “tail”. You should only have a few of these keywords for your business. The rest of it are bound to be more down the tail. If you don’t know what I’m talking about, go read up on long tail keywords.
Geo-Fencing refers to drawing a virtual barrier around a location using your devices global positioning system (GPS) or Internet Protocol (IP) address, which is just like your virtual address. Ads inside of geo-fenced areas can be seen on computer, tablet, or mobile devices as potential customers are browsing the web. Technically, geo-fencing can be any size radius from a particular location, anywhere from a mile to state-wide. But most people when they are referring to geo-fencing are looking for a very tight radius around a location. A misconception with geo-fencing is that once inside the fence you receive push notifications, or text messages to the device, which is not accurate. What geo-fencing does instead is show ads to the person inside the geo-fenced radius if they are browsing the web, to alert them of a local deal or the distance you are from a particular store location.
Once you have a short list of keywords, create separate pieces of valuable, high-quality content, each optimized for an individual term on the list. Through the process outlined above, you aligned keywords with searcher intent. You ostensibly know what searchers commonly put into search engines to find content related to your business goals. Now, your content should actually meet those searchers’ needs. In fact, it should be your goal to create the best, most actionable content to answer a specific question a target user might have as possible.
You and your competitors are competing for the attention of potential customers. That’s why it's useful to know how your competitors use social media channels and paid acquisition channels to reach their target audience. While digital channels are key in today’s marketplace, you also need to pay attention to offline channels like events, meetups, conferences, and direct mail. This is where the face-to-face interactions occur that are often the key to establishing connections and sealing deals. You can usually find out information about offline events by visiting the “Events” section of your competitors’ websites and also searching for their names in relation to conferences and events on the wider web.
